Our process starts with documenting any existing structures and studying the project site. In collaboration with you, our team will develop a project program, identify your architectural style, and outline key details—all anchored by your goals and vision for the project.

Schematic Design

Through hand sketching, precedent imagery, 3D modeling, and renderings, our team will begin a preliminary design and review with you through regularly scheduled meetings.

Design Development

Utilizing the approved design, our team will prepare the documentation for consultant coordination and permit. For any required consultants, we handle the logistics of requesting and reviewing proposals, and coordinating the design between all trades.

Construction Documentation

During construction documentation, our design team prepares additional drawings required for construction, coordinates with consultants, and refines the 3D model with all primary systems. When it’s time to select a contractor, our team will support you through the bidding and negotiation.

Construction Administration

Your design finally comes to life in the construction administration phase where our team holds regularly scheduled owner-architect-contractor meetings, reviews and responds to requests for information, reviews shop drawings from various trades, and observes the site to make sure every single detail is satisfied.

Research and Programming

Design Development

Our design team will create either digital or physical design boards for review, including physical samples of finishes. As each design element is approved, our team will document the design, organize corresponding schedules for finishes, fixtures, and equipment, prepare documentation for permit and construction, and support you through contractor bidding and negotiation.

Construction Documentation

During construction documentation, our design team prepares additional drawings required for construction and refines the 3D model with all finishes, fixtures, and equipment selections for final approval.

Construction Administration

Your design finally comes to life in the construction administration phase where our team holds regularly scheduled owner-architect-contractor meetings, reviews and responds to requests for information, reviews shop drawings, and observes the site to make sure every single detail is satisfied.

In parallel with interior design, or as a standalone option, our selection and procurement services can help with the curation, purchasing, and installation of any item in your space. Whether it’s custom furniture, one-of-a-kind fixtures or must-have accessories, let our selection and procurement team do the legwork.

Zoning Analysis

Our process starts with a complimentary zone analysis—where our experts will review your project site and provide a summary with development options specific to your site’s regulations, local land use requirements, and opportunities to maximize development potential.

Site Analysis

The initial land planning process includes locating the environmental constraints by conducting sun studies, analyzing view angles, and deciding the location of the proposed structure.

Due Diligence

In this phase, our team can assist with schematic plans and renderings of development options, a detailed title summary examining the history of your property, and any other necessary details to ensure what opportunities and challenges to expect before beginning your project.

Land Use Approvals

Our land planning team will coordinate with the required consultants to prepare documentation and diagrams, submit land use applications, facilitate meetings with local government and approving bodies, and respond to commentary as requested by the jurisdiction.
